Descrizione QuEST Global Engineering [www.quest-global.com], leader nel settore dei servizi di ingegneria, per il rafforzamento della propria Divisione Aviation seleziona un profilo di PROGRAM / CONTRACT MANAGEMENT SUPPORT SPECIALIST JUNIOR - AVIATION DOMAIN Sede di lavoro: presso sede Quest a Firenze; o presso Cliente, area Torino Role Overview: La risorsa selezionata, coinvolta nelle attività del Dipartimento Program Management in primario contesto industriale Aerospaziale di respiro internazionale, fornirà supporto tecnico e gestionale per lo sviluppo di programmi di ricerca relativi a Aero Engines e accessori, e si occuperà della gestione di progetti di definizione di nuovi prodotti o di miglioramento di prodotti esistenti di elevato ed innovativo contenuto tecnologico. Maturerà ampia visibilità su prodotti e processi del Cliente, nell’ottica di un allargamento progressivo della mansione e di un arricchimento degli spazi di autonomia e responsabilità. In particolare, sarà chiamata a supportare le seguenti attività: - Contract Management, creazione, esecuzione e gestione dei contratti finalizzata a massimizzare le performance operative; - Lancio e gestione di bandi di ricerca e sviluppo nel settore di riferimento; - Pianificazione e monitoraggio dell’avanzamento dei programmi; - Gestione delle relazioni con le funzioni coinvolte nello sviluppo dei programmi; - Identificazione e gestione rischi e problematiche in fase esecutiva; - Gestione della documentazione e preparazione della reportistica di avanzamento; - Monitoraggio budget e sviluppo della rendicontazione. Specialized Knowledge & Skills: Il/La candidato/a ideale possiede i seguenti requisiti: - Laurea Specialistica in Ingegneria Gestionale o Economia (si esaminano con interesse anche profili di brillanti neo-laureati o laureati con minima esperienza in attività analoghe); - Attitudine e interesse per ruoli tecnico-gestionali; - Capacità organizzative; - Spiccate doti comunicative e relazionali; - Buona padronanza della lingua inglese. The successful candidate will be responsible for all aspects of the oversight and performance of assigned portfolio of physical real estate assets. Work to maximize the value, implement the strategies to meet investment objectives, including the oversight and coordination of third parties, negotiating leases, budgeting, external and internal valuations, overseeing capital projects/renovations, inspecting properties and property reporting. In particular, on assigned assets: Optimize property performance and investment returns through the analysis of property efficiencies and identifying value-add opportunities for improved performance also through site visits and reports review Understand cash flow and develop investment projections Review monthly financials from third parts and monitor investment performance Assess impact of prospective tenant leases and capital improvement projects on building valuation Organize and support analysis, draw objective conclusions, present verbal and written recommendations Monitor, assist and support the partners in:understanding desideratapreparing presentation/letting proposal for potential tenantsrunning what if scenarios (supervising the analyst)negotiations (lease contracts/contracts/consultants)liaison with architects or project managers or property managersliaison with lawyers in order to prepare the lease contractsliaison with marketing consultants to market properties efficiently (brochures, advertisement campaign, events, etc) Develop and distribute periodic asset management reports for Senior Management / Clients / Investors as well as modelling financial analysis for each asset from acquisition through disposition Research, evaluate and confirm market, comparable and property data When necessary, provide pre-acquisition input and assistance in due diligence process, including review of financial and operational assumptions When necessary, create approval packages/presentations Review and analyse legal documents and third-party reports as part of the due diligence and closing processReal Estate Senior Manager Italian Real Estate Asset Management firm and Special Servicer Strong academic record with emphasis in Real Estate, Architecture or EngineeringMaster Degree - Real Estate or MBA - strongly preferredMinimum of 5 years of experience in real estate asset management, finance, with minimum 5 years of direct and advanced commercial real estate industry experience such as redevelopment and repositioning projectsAnalytical skills and solution provider approachLeadership skills including the ability to lead external teams on repositioning and redevelopment dealsKnowledge: Italian law for leasing contracts, knowledge of technical aspects (due diligence, check lists, draft of technical annexes, project management) of real estate business in order to monitor the entire value chainLanguage: Italian and EnglishAvailability to travel all over Italy (more than 2 days a week) The position will be based in Milan or Rome and will be reporting to the Managing Director and/or the Investor's senior manager.
